<p> True story&#8230; A women hired a contractor to fix her leaky roof.  The contractor left her with a whole in her roof and never came back to finish the job.  What could she have done differently to  protect herself?  She should have asked to see the contractors license, insurance and workers&#8217; comp.  Contractor are required to have a license and provide it upon request.   Insure is also required.  If a contractor does not provide this documentation do not hire them. </p>
<p>During these times of economic uncertainty and such a high rate of unemployment there has been a increase of people operating that are not properly insured.  People are looking for a great deal right now and are looking to the lowest cost rather than to the qualified.  Hiring an under insured and an unlicensed contractor because the price seems so great will cost you in the long run.  Don&#8217;t gamble on your investment, protect it.</p>

For one, you can get to know them and understand their methods of operation.   Can a community manager really know what is happening in the community if they don&#8217;t have interaction with the homeowners?   Get to know your community manager.</p>

The majority of your HOA dues go directly to landscaping and landscaping maintenance, including water.  If your Board is contracting with landscapers, one important question to ask is, &#8220;What kind of water conservation plan do you follow?&#8221;.   For example, a sprinkler is shooting into the street, but not broken.  More than likely your landscaping company will not notice this issue.  Whose job is it to notify them to fix it?  Do you even know who they are?  Wouldn&#8217;t it be nice to just shoot an e-mail to your HOA management company?  </p>
